    2. Necessary remediation of on-site contamination.
    3. Mitigation of highway impacts, including safety and congestion.
    4. Mitigation of impacts on the Western Road Air Quality Management Area.
    5. Flood resistant and resilient design, without increasing flood risk elsewhere.
    6. Leat Management Plan to ensure the proper maintenance of the leat and mill pool, to manage flood risks and protect fish species.
